本研究探討將共用辦公概念整合至傳統商務中心的策略效益,以應對彈性辦公產業日益激烈的競爭與租戶需求的變化。本文採用質性個案研究方法,深入分析位於台灣高雄的 Sync 商務中心,透過深度訪談、參與式觀察與比較分析,獲取全面性洞見。研究結果顯示,導入共用辦公元素(如協作性活動、共享空間、以社群為導向的管理方式)顯著提升了租戶滿意度與留存率,進而強化 Sync 的市場競爭力。Sync 成功地在實用辦公設施與活躍社群氛圍之間取得平衡,有效吸引並維持多元租戶。然而,研究亦指出在滿足不同租戶需求與優化共享空間使用方面仍存挑戰,顯示持續調整與創新為關鍵。整體而言,共用概念的整合可為傳統商務中心帶來競爭優勢,並為業界提供關於創新經營、社群參與與租戶忠誠培養的實務建議。
Abstract
In response to increasing competition in the flexible workspace industry and evolving tenant expectations, this study examines how integrating co-working concepts into a conventional business center influences its market competitiveness. A qualitative case study of Sync Co-working Space in Kaohsiung, Taiwan was conducted, utilizing in-depth interviews, participant observation, and comparative analysis to gather comprehensive insights. Key findings reveal that adopting co-working elements – including collaborative events, communal spaces, and a community-oriented management approach – significantly enhanced tenant satisfaction and retention rates, thereby strengthening Sync’s market position. The results highlight Sync’s ability to balance practical workspace amenities with a vibrant community atmosphere to attract and maintain a diverse tenant base. However, the study also identifies challenges in accommodating diverse tenant needs and optimizing shared spaces, indicating that continuous adaptation is essential. Overall, the integration of co-working principles is shown to offer conventional business centers a competitive advantage, and the findings provide insights for industry practitioners on fostering innovation, community engagement, and long-term tenant loyalty in shared workspace environments.
