本研究利用 2020 年中國家庭追蹤調查(CFPS)的數據，分析家庭人口結構、戶 長特徵、經濟狀況及個人主觀預期等因素對租房決策和生活滿足度的影響。研究 結果顯示，婚姻狀態和養育子女數量顯著降低了租房的可能性，反映出家庭穩定 性和生活空間需求仍是影響租房決策的重要因素;收入、年齡、教育程度等控制 變數引入後，婚姻和子女數量對租房影響減弱。在生活滿足度方面，研究發現婚 姻狀態和住宅形態均對其有顯著影響，已婚人士和自有房屋的個體生活滿足度顯 著高於未婚和租房者，這表明家庭的穩定性和居住環境的質量對提升個人幸福感 具有重要作用，這些發現揭示了在中國社會快速變遷的背景下，家庭結構和住宅 選擇對個人生活質量的重要影響，提供政策制定者在調整住房政策和提升社會福 祉方面有價值的參考。

This study utilizes data from the 2020 China Family Panel Studies (CFPS) to analyze the impact of household demographic structure, head of household characteristics, household economic conditions, and individual subjective expectations on rental housing decisions and life satisfaction. The findings indicate that marital status and the number of children significantly reduce the likelihood of renting, reflecting that family stability and space needs remain important factors influencing rental decisions. When controlling for variables such as income, age, and education level, the impact of marriage and the number of children on renting diminishes. Regarding life satisfaction, the study finds that both marital status and housing type have significant effects. Married individuals and homeowners exhibit significantly higher life satisfaction compared to unmarried and renters, indicating that family stability and housing quality play crucial roles in enhancing individual happiness. These findings reveal the important influence of family structure and housing choices on personal quality of life amidst rapid social changes in China, providing valuable insights for policymakers in adjusting housing policies and improving social welfare.
