住宅是人類生命歷程中非常重要的消費項目,不分有無組成家庭,每個人都需要一個家,因此對於個人或家庭來說,住宅是不可忽視的。而近年來資料顯示房價節節攀升,提高購屋門檻以及年輕世代族群購屋負擔,要擁有自己的房屋越來越困難,但我國自有住宅比率卻沒受影響,仍保持在一定高水準。行政院主計家庭收支調查報告的住宅權分配統計中,2015及2016年家庭自有住宅比率分別為84.23%與85.36% ,租押比率分別為8.22%與7.69% ,可看出我國自有住宅率很高,國人有偏愛自有住宅的特性,而我們發現過往研究的對象多數是家計部門,在未婚國人對於自有住宅的探討相對缺乏,因此本文使用「台灣社會變遷基本調查」資料,進行對未婚國人擁有自有住宅的影響因素做實證估計。 本文實證資料來源為台灣社會變遷基本調查中2015第七期第一次:工作與生活組調查資料,與2016第七期第二次:家庭組調查資料。研究對象為台灣未婚男性與未婚女性,分別進行未婚男性和未婚女性的實證估計,從靜態觀點出發以橫斷面資料進行分析,採用不連續之二項logit模型為研究方法,估計不同人口特性和家庭背景對於擁有自有住宅機率的影響,討論影響未婚族群擁有自有住宅之因素。 |
Abstract |
Housing is a very important consumption item in human life. Everyone needs a home regardless of whether they form a family or not. Therefore, for individuals or families, housing cannot be ignored. In recent years, data shows that housing prices have been rising steadily, the threshold for buying houses and the burden of buying houses for the younger generations have made it more and more difficult to own their own houses. However, the ratio of self-owned houses in my country has not been affected and remains at a certain high level. In the housing rights distribution statistics of Survey of Family Income and Expenditure of Executive Yuan, the ratio of family-owned homes in 2015 and 2016 were 84.23% and 85.36%, and the rental ratios were 8.22% and 7.69%. It can be seen that the rate of self-owned houses is very high, and Taiwan’s people have a preference for self-owned houses. However, we found that most of the objects of previous research were the Households, and there was a relatively lack of research on self-owned homes among unmarried people. Therefore, this article uses the data from the "Taiwan Social Change Survey (TSCS)" to make an empirical estimation of the factors affecting unmarried people owning their own homes. The source of the empirical data in this paper combined two datasets from the "Taiwan Social Change Survey (TSCS)" conducted in 2015 and 2016. We use the discontinuous binomial logit model as the research method and estimate the impact of different demographic characteristics and family backgrounds on the probability of housing ownership, and discuss the factors that affect the unmarried people’s housing ownership. |
