本研究以崇越科技新大樓導入WELL健康建築認證為研究個案,探討企業總部導入WELL認證之決策考量因素、整體效益、對企業營運之影響,並提供產業實務參考價值。研究採用質性研究方法,透過深度訪談蒐集資料,訪談對象包含崇越科技高階主管及相關專業人員。
研究結果顯示,崇越科技導入WELL認證的主要考量因素包括空間整合需求、企業ESG策略推動、員工健康福祉提升及企業形象建立。認證雖增加約10%-30%的裝修成本,但相對於總投資金額僅佔2%-3%。從財務觀點,認證呈現短期成本增加、長期效益緩慢顯現的特性,長期可能帶來5%-10%的營運成本節省。在非財務面向,認證顯著提升企業品牌形象、增強人才吸引與留任能力、改善工作環境及員工健康,並強化ESG績效表現,實現企業大健康的願景。
WELL認證對企業營運產生多方面影響,包括改變空間規劃與設施配置方式、促使企業更加關注員工健康管理、改善工作環境、提升企業競爭力及助益永續發展。實施過程面臨的挑戰包括需與顧問公司密切合作、加強施工過程中的品質控管和材料檢驗,以及平衡成本控制與認證要求等。
本研究建議企業將WELL認證納入整體空間規劃與ESG策略、重視非財務效益評估、建立完善的成本效益評估機制;在認證實施方面,應強化跨部門協作、加強員工教育與參與、建立持續改進機制;對產業發展而言,應促進產業知識共享、發展本土化認證標準與實踐、加強政府支持與政策引導。本研究為台灣企業提供了導入WELL認證的完整參考依據,有助於推動健康建築理念在台灣的發展和應用。
Abstract
This study examines the case of Topco Scientific's new headquarters implementing WELL Building Standard certification, investigating decision-making factors, overall benefits, impacts on business operations, and providing practical industry references. Using qualitative research methods, data was collected through in-depth interviews with Topco's senior executives and relevant professionals.
The findings reveal that Topco Scientific's main considerations for implementing WELL certification include spatial integration needs, ESG strategy advancement, employee health and well-being improvement, and corporate image enhancement. While certification increased renovation costs by approximately 10%-30%, this represented only 2%-3% of the total investment. From a financial perspective, certification shows increased short-term costs with gradually emerging long-term benefits, potentially resulting in 5%-10% operational cost savings over time. In non-financial aspects, certification significantly enhances corporate brand image, strengthens talent attraction and retention, improves work environment and employee health, and reinforces ESG performance.
WELL certification impacts business operations in multiple ways, including changing spatial planning and facility configuration, promoting greater focus on employee health management, improving work environments, enhancing corporate competitiveness, and supporting sustainable development. Implementation challenges include the need for close collaboration with consulting firms, enhanced quality control and material inspection during construction, and balancing cost control with certification requirements.
This study recommends that businesses incorporate WELL certification into overall spatial planning and ESG strategy, emphasize non-financial benefit assessment, and establish comprehensive cost-benefit evaluation mechanisms. For certification implementation, companies should strengthen cross-departmental collaboration, enhance employee education and participation, and establish continuous improvement mechanisms. For industry development, knowledge sharing should be promoted, localized certification standards and practices developed, and government support and policy guidance strengthened. This research provides comprehensive reference for Taiwanese enterprises considering WELL certification implementation, contributing to the advancement of healthy building concepts in Taiwan.
