在現代社會中，租屋已成為許多人的常態居住方式，為了滿足租屋需求，市場上出現了許多租屋平台，臉書租屋社團和IG帳號也成為人們尋找租屋資訊的管道。儘管租屋資訊的獲取變得容易，內政部也建立了實價租賃查詢系統，以提高租金的透明度，但在租屋過程中仍存在一些需要親自實地看房、依靠經驗觀察或在簽約入住後才會發現的不便和問題。此外隨著社群媒體的發展，許多房東和租客加入心得交流社團以共享資訊，有時甚至加入匿名群組抒發情緒，尋求情感和情緒上的支持。
　綜合上述之背景，本研究透過設計科學研究法，模擬一租屋平台，並以社會支持理論作為平台功能設計的原則，探討帶有社會支持與社群功能之租屋平台是否比目前市面上的租屋平台更有可用性。
　在定義解決方案的目標中，本研究從服務設計觀點切入，透過訪談與設計思考工作坊蒐集租屋需求並發想功能，利用KANO模式與品質屋進行租屋平台的預計功能分類與重要性評估。本研究將這些預計之功能以模擬方式呈現,並在驗證的部份，透過問卷的方式，請50名受測者分別針對現有租屋平台功能與發想功能進行評估。經檢測結果指出，透過發想功能來找租屋物件較現有平台功能有更高的滿意度。發想功能的認知有用性、認知易用性與信心程度皆對發想功能的使用意圖有影響，其中認知有用性越高，則發想功能的使用意圖就越高。另外受測者對於所有的發想功能中，認為最重要的是房屋評價功能，第二重要的功能為房東資訊，第三重要的功能為線上看屋。

　Renting has become a popular housing option in modern society, leading to the emergence of various rental platforms and the use of social media channels like Facebook groups and Instagram for finding rental information. Despite the availability of rental information and efforts to enhance transparency through a real-time rental query system, challenges still exist during the rental process, such as physical property visits, reliance on personal experience, and discovering issues after signing the lease.
　This study utilizes design science research methodology and applies the theory of social support to design a rental platform with improved usability. By collecting rental needs through interviews and design thinking workshops, the study employs the KANO model and House of Quality to classify and evaluate anticipated functionalities. A simulated presentation of these functionalities is validated through a questionnaire administered to 50 participants, assessing both existing platform functionalities and the anticipated ones. The analysis reveals that participants express higher satisfaction when using the anticipated functionalities, particularly property ratings, landlord information, and property viewing methods. Perceived usefulness, ease of use, and confidence in the anticipated functionalities influence users' intention to use them. This research contributes to the understanding of designing rental platforms with enhanced social support and community features.
