本研究目的在探討傳統不動產商業模式是以買賣為主要銷售模式，隨著經濟、政策和市場變革而出現以租賃市場為主的創新商業模式。
研究的目的在於了解這些商業模式的運作方式、優缺點以及對不動產產業的影響，以推動企業和行業的長期發展。透過研究創新商業模式，可以促進不動產企業的創新，提高企業競爭力，並且對整個行業的發展起到推動作用。
本研究運用 SWOT 分析、五力分析、鑽石模型分析、商業模式等工具分析來探討分析企業整體優勢如何具備較強競爭力，檢視企業擁有的資源，規劃出可實際執行、獲利的模式。
本研究藉由文獻探討，分析工具，案例分析的方式進行資料收集與分析，研究發現，不動產產業的創新商業模式的策略主要包括：由賣的行業轉型養的行業、資本運作、不動產投資環境等方面。而影響不動產產業創新商業模式的因素包括市場需求、政策環境、行業環境、資金狀況、人才儲備等多方面因素。最後，提出了相應的建議，以提升不動產產業創新商業模式成長能力。

The purpose of this research is to explore the traditional real estate business model, which primarily focuses on buying and selling, and the emergence of innovative business models with a predominant emphasis on the rental market, in response to economic, policy, and market changes. The aim of the study is to understand the operational mechanisms, advantages, disadvantages, and impact of these business models on the real estate industry in order to drive long-term development within the sector. By studying innovative business models, it is possible to promote innovation within real estate enterprises, enhance their competitiveness, and contribute to the overall growth of the industry.
This research employs tools such as SWOT analysis, Porter five forces analysis, Diamond Model analysis, and business model analysis to examine and analyze the overall competitive advantages of enterprises. It examines the resources possessed by companies and develops executable and profitable models.
Data collection and analysis are conducted through literature reviews, analytical tools, and case studies. The research reveals that the strategic components of innovative business models in the real estate industry include transitioning from a selling-oriented industry to a service-oriented industry, capital operations, and real estate investment environments. Factors influencing the adoption of innovative business models in the real estate industry encompass market demand, policy environment, industry conditions, financial status, and talent reserves, among other factors. Finally, corresponding recommendations are proposed to enhance the growth potential of innovative business models within the real estate industry.
